This midcentury home with an ocean-view corner lot had a dated exterior and little functional outdoor space | Ventura CA

Planters and terraced landings made from cast concrete, xeriscaped beds, and a compact lawn create a usable low-maintenance front landscape with a modern feel.

Ipe house siding, core-ten steel deck siding and dark steel roof flashing add warmth and texture.

The site was excavated and re-compacted, then layered with a variety of surface materials. Once they mature, grasses and succulent plantings – along with a carefully engineered irrigation and drainage system – will control erosion on the sloped lot.
